March always feels like that in-between moment here—still winter in the mornings, but hints of spring starting to show up in the afternoons. You can feel the shift happening around the valley as people start getting back out, thinking about summer plans, and keeping a closer eye on the market.
That early spring energy is starting to show in the market as well. With 43 active listings and 15 properties under contract, we’re seeing a noticeable pickup in activity compared to last month—an encouraging sign as we head into a busier season.
Over the past 180 days, 28 homes have sold, showing that even through winter, demand has remained steady.
Pricing saw a slight adjustment this March, with the median sales price at $655,385, compared to $700,000 last year. It’s not a major shift, but it does suggest a bit more flexibility entering the market.
Homes are also taking longer to sell, averaging 243 days on market compared to 76 days last year, reflecting a slower pace and more selective buyers.
All in all, March feels like a turning point. The groundwork is being laid for a busier season ahead, and it will be interesting to see how things unfold as we move further into spring.

Big Sky is seeing steady activity with 159 active listings and 35 under contract, along with 111 sales over the past 180 days. The median price rose to $2,550,000 (up from $2,100,000 last year), while homes are taking longer to sell at 278 days on market, reflecting a more patient pace.
