MARKET UPDATE: THE MADISON VALLEY

May brings longer days, greener pastures, and the unofficial start of summer in the Madison Valley. With schools wrapping up, fishing season underway, and visitors beginning to arrive, there's a renewed energy throughout the community and across the real estate market.

As summer approaches, we're seeing continued interest from both local and out-of-area buyers who are drawn to the Madison Valley lifestyle. Whether it's a primary residence, vacation home, or piece of land to build on, buyers continue to recognize the long-term appeal of this area. At the same time, sellers are benefiting from a market that remains active and well-balanced.

That momentum is showing up in the numbers as well. We’re currently sitting at 58 active listings, with 11 properties under contract, reflecting steady activity as we move into the summer season. Over the past 180 days, 35 properties have sold, reinforcing that demand remains consistent and buyers continue to engage with the market.

Pricing has remained relatively stable, with a median sales price of $600,000, compared to $609,500 at this time last year. We are seeing buyers take a bit more time to make decisions, with homes averaging 98 days on market, compared to 78 days a year ago.

Overall, May feels balanced rather than rushed. Inventory remains remarkably similar to last year, and while buyers are moving at a more measured pace, activity continues across the valley. As we head into one of the busiest seasons of the year, the Madison Valley market remains healthy, active, and well-positioned for both buyers and sellers.

MARKET UPDATE: BIG SKY

Big Sky's market remains active as we head into summer, with inventory and sales activity continuing at a healthy pace. Buyers have more options than they did a few years ago, but demand remains steady across the market.

The market currently has 142 active listings, with 19 properties under contract and 97 properties sold over the past 180 days. Median sales price has remained strong at $1,600,000, compared to $1,580,000 last year, while homes are selling more efficiently, averaging 102 days on market versus 167 days a year ago.
